Fittingly nestled amongst the stunning beauty of the Blue Ridge Mountains is RedTail Mountain, a new pastoral retreat and golfing community located in Mountain City, Tennessee. Luxurious Living in a Rustic Setting
The residences on RedTail Mountain range from single family bungalows to luxury townhomes and condominiums are privately tucked amongst the trees or overlook the golf course and nearby valley. Part of the idyllic splendor of RedTail Mountain is the decision to blend in with the mountain setting, inviting the outdoors inside. Created by an accomplished development team with ties to the Mountain City community, all of the buildings reflect the spirit of the mountain community.
“Rustic Mountain Craftsman architecture” is a term coined by architect and RedTail master planner Bill Foley of Foley Design Associates, which refers to the hybrid of the popular Arts & Crafts style merging the outdoors and interior. Arts & Crafts elements, natural building materials, wooden shingles, welcoming colors, trademark stained glass and local Tennessee fieldstone reinforces the idea of a retreat community. “We’re trying to have the homes blend into the surroundings. We’re not using a lot of red brick and white columns,” says RedTail developer and Mountain City resident Jim Pace.

The first custom home sites available on RedTail Mountain will be situated along the ridgeline on Hawthorne Landing. Lots range from one-half to more than one-and-a-half acres and boast spectacular mountain views or overlook the 12th hole of the golf course and its 35-foot rock cliff and blooming rhododendron.
Overlooking the sweeping vista of the golf course, RedTail Mountain’s Sage valley Bungalows feature three- and four-bedroom single-level residences in a townhome configuration with private entrances, gardens and porches. With large windows and a spacious floor plan, the homes range from an impressive 1,745 to 2,187 square feet. Complete with hardwood floors, stained wooden cabinetry and stone fireplaces, these residences also have dramatic master suites with sunken tubs.

Bordering the 18th hole of the RedTail Mountain Golf Club, the Golf villas are stately duplexes with breathtaking views of the golf course, valleys and mountains. Generous floor plans include two or three bedrooms and range from an estimated 1,700 to 1,950 square feet. With private porches and outdoor fireplaces, residences can enjoy the seasons throughout the year.
RedTail Lodge Suites are located in the center of the community and were designed for quick weekend getaways and to accommodate resident’s guests. Perfect for vacationing, the three bedroom and two bath condominiums are 1,511 square feet and feature a main and adjoining suite with all of the comforts of home along with a fireplace and secluded deck.

The RedTail Mountain development will also include future additional homesites such as the Lake House, which will be situated on 31 acres at Lake Watauga, voted the third cleanest lake in the country. “I hear all the time that it’s the prettiest lake that anybody’s ever seen,” says Kevin Downs, development manager. A short distance from the main RedTail site, the community will be comprised of a lake house and docks for boat lovers that can accommodate 20 boats. There will also be a swim/sunning dock and a screened in entertaining area with a summer kitchen. Lakeside residents will have full access to amenities at the main RedTail Mountain site and RedTail residents will have access to the amenities at Lake Watauga.

A Haven for an Active Way of Life
RedTail Mountain is more than just a home and retreat. It’s a way of life for those seeking an active lifestyle. The area is a haven for outdoor enthusiasts offering activities such as golf, horseback riding, trout and fly-fishing, boating on Lake Watauga, hiking, biking and skiing. “It’s a beautiful place, but it’s also a place for active people,” says Pace. “It’s not a place where you come and rock in rocking chairsunless, of course, that’s what you want to do.”

Indeed, the highlight and center of this distinctive community is the 18,000-square-foot RedTail Mountain Golf Club. The club, which features a main dining area that is perfect for meals and socializing, is an inviting place for residents and guests to gather on the back terrace and enjoy views of the surrounding mountains.
Golf enthusiasts will also enjoy the fact that the club overlooks the community’s semi-private 18-hole, 72-par course. Designed by renowned course architect Dan Maples, this beautifully planned course offers a challenging game for players. Tucked into the valley, the course is surrounded by mountains on three sides, and a 400-foot elevation change adds an extra edge to the game.
Golfers also benefit from the Sam Adams Golf Academy. Sam Adams, winner of the Quad Cities Open in the 1973 PGA tour and a Boone native, is a personable coach and a great asset to RedTail Mountain. “Everybody who comes up here just loves hanging out with Sam,” says Pace. “He’s just one of those guys that, despite his success and his career, is just a very humble guy.”

In addition to the clubhouse and the accompanying amenities, the RedTail Lodge is another place for residents to meet neighbors and entertain guests. Upon completion, the lodge will feature an outdoor fireplace, heated pool, covered seated patio and the RedTail Bistro. A state-of-the-art fitness center and spa treatment rooms will be added, along with an outdoor natural amphitheatre built into the hillside. Tennis courts and a community garden are also nearby for residents to enjoy.
While avid golfers enjoy the carefully planned golf course, equestrian enthusiasts will be pleased with Stargrass Meadow Stables that will have 12 stalls and stables. For residents looking to keep their horses near their property, over a dozen lots are adjacent to the 15.5 acre pasture.
“It’s just an amazing place to be,” says Pace, “and I believe it’s going to attract people who are fun to be around, people who are looking for the energy that this place affords and the privacy because it is tucked back up into the valley of a mountain.”
An Active and Easily Accessible Community

The gateway to the area is Johnson County Airport (6A4), located only five minutes from RedTail Mountain. Named runner up as the “Most Improved Airport in Tennessee” by the State of Tennessee Aeronautics Commission due to the efforts of operators Bob and Cindy Johnson, the airport sports a 4,500-foot runway, a length that is practically unheard of for a mountain airport.
“What makes it a neat airport is that the operators are just really passionate about what they do,” Pace comments. “In the winter, when we come in, they have the car waiting right next to where the airplane is going to be parked, with the heater running. You just don’t find that kind of service everywhere.” In addition, 6A4 offers hangars and tie-downs along with 100LL fuel. Residents are just minutes away from their aircraft, and the uncluttered airspace means a shorter wait to get up into the air.
Golfers who fly to RedTail Mountain for just a day of golf find that it’s a breeze, especially with customer service provided by the community. “The people who do fly in to play golf typically call and let us know and we can track it. We will pick them up at the airport and bring them over,” says Downs. “And once they’re done, we’ll shuttle them back to the airport.” For those seeking commercial service, Tri-Cities Regional Airport, located in Blountville, Tennessee, is less than one hour.
Making the Dream of Mountain Living a Reality
With all of the amenities the community and the area has to offer, RedTail Mountain is the ideal place to get away from the city and workin order to relax and unwind. “It’s not a place where you want to sit inside your house,” says Downs. “You want to be out, whether it’s going down a hiking trail or being with other people in the community, and we try to cater to that.”
